It's a July afternoon. Your guest pulls up at 4 pm after a long drive. The house has been closed up since the cleaner left at noon. They open the door and the air inside is thick and hot. Ten minutes later, before they've even unpacked, your phone buzzes: "Is the AC broken?"
It isn't. It's just been off. But the first feeling of the stay is already set, and it's not a good one.
Or the opposite. The last guest left the AC running at 66 with a window open, and the house cooled an empty street for a day and a half before anyone noticed.
Thermostat automation sets the climate for each stay. Guests walk into a comfortable home, and you're not paying to heat or cool an empty one by accident.
Why it matters
For your guests. The first five minutes shape how a stay feels. A cool house on a hot day, or a warm one on a cold night, tells guests someone thought about them. Comfortable guests tend to be relaxed guests, and relaxed stays tend to lead to better reviews. That's general reasoning, not a promise.
For you. If you pay the power bill, every empty day with the AC or heat running is money you don't get back. It's also wear on your system. And it's one more thing to check between stays, often by asking the cleaner to remember.
How it can save you money
This one is honest: it doesn't pay for itself everywhere. Here are two worked examples. Every number is an assumption.
The add-on costs $25 a month, or about $0.83 a day. It pays for itself in dollars only if it saves you more than that.
| Home A: mild climate | Home B: hot summers | |
|---|---|---|
| Checkouts a month | 6 | 6 |
| How often the last guest leaves the AC or heat running | Half the time | Half the time |
| Empty days before anyone resets it | 1 | 2 |
| Cost of running it in an empty home | $4 a day | $6 a day |
| Wasted power a year | 6 × 0.5 × 1 × $4 × 12 = $144 | 6 × 0.5 × 2 × $6 × 12 = $432 |
| Goodwill credit for an uncomfortable arrival | One $50 credit a year | One $50 credit a year |
| Total cost without automation | $194 | $482 |
| Thermostat automation, 1 thermostat | $300 | $300 |
| Difference in this example | $106 more than it saves | $182 in your favor |
Your numbers will differ. In a mild climate, you may be buying comfort and one less thing to check, not savings. In a home with long, hot summers or cold winters, the numbers can work the other way.
What to watch out for
- You need a smart thermostat that's online. If yours isn't connected, the add-on can't set it. Buying and installing a thermostat isn't included.
- It doesn't fix a broken system. If the AC is failing, automation won't help. Keep up with servicing.
- Guests still need to be comfortable during their stay. Automation sets the climate for each stay. We'll talk through with you how much guests can change once they're in.
- Savings are not promised. Power prices, insulation and weather all change the picture.
