Do the math for your home first
A same-day turnover is a fixed window. Start with your checkout and check-in times, then take off a buffer for a guest who leaves late and for travel to the home. What remains is the real cleaning window.
Now compare it with how long a turnover actually takes in your home. Don't guess: ask your cleaner to note start and finish times for a few turnovers, or check the lock-code times. If the clean plus the buffer is longer than the gap, no amount of hurrying fixes it. You need more people, less work in the window, or a bigger window.
Laundry is usually the part that doesn't fit. Washing and drying sheets and towels for several beds can take longer than everything else together, which is why the next step matters most.
Take laundry out of the window
- Keep at least one complete spare set of sheets and towels for every bed, and ideally two. The beds go on from clean stock while the used set waits.
- Store the spares at the home, in a locked owner's closet, labeled by bed.
- Wash the used set after the guest is in, at the home or through a laundry service.
- Choose towels that dry quickly. Airbnb's own cleaning tips warn that big, fluffy towels slow turnovers down.
- Check spares for stains as they come back, so a bad sheet doesn't reach a bed on a rushed day.
Set your Airbnb settings to match
- Check-in and checkout times: set them in the listing's Arrival guide. A slightly earlier checkout or later check-in can turn an impossible gap into a workable one.
- Preparation time: this availability setting blocks one or two nights before and after each reservation. It removes same-day turnovers altogether, at the cost of nights you could have sold, so it suits homes where the gap genuinely can't work.
- Advance notice and same-day cutoff: if you accept same-day bookings, set the cutoff hour so a booking can't land after your cleaner has gone home.
- Minimum nights: a higher minimum means fewer turnovers in a week, and fewer same-day ones.
- Checkout instructions: Airbnb lets you add tasks such as gathering used towels, taking out the trash and turning things off. Guests see them before they book, so keep them reasonable. Each one saves your cleaner a few steps.
- Smart lock code timing: codes from Airbnb expire after checkout with a short buffer you can adjust, so the outgoing guest can't come back in while your cleaner works.
Run the day in a fixed order
- The day before: confirm the cleaner's start time and get a reply. Send the outgoing guest a friendly checkout reminder.
- Checkout morning: the cleaner starts as soon as the guest has left. A lock-code entry or the guest's goodbye message is your signal.
- Walk through and photograph damage or left items before cleaning.
- Strip the beds and start any laundry first, then trash and the kitchen.
- Bathrooms, then beds from the spare set, then the living areas. Floors last.
- Restock to fixed quantities, stage the rooms, take the end-of-clean photos and lock up.
- The cleaner tells you it is done; then the incoming guest gets their check-in details.
On big homes, two cleaners working together are often the only way to fit the window. Agree a same-day rate up front; see how much to pay your cleaner per turnover. The full order of work is in what should be on a turnover cleaning checklist.
Late checkout and early check-in on turnover days
On a same-day turnover, every hour you give one guest comes out of the cleaning window. Make the default answer no, and say so kindly and early. The same thinking applies to early arrivals; see handling early check-in requests.
Hi Jordan, hope you've had a great stay. Just a reminder that checkout is at 10 a.m. tomorrow. We have guests arriving the same day, so we can't offer a late checkout this time. Before you go, please gather the used towels in the bathroom and take the trash to the bins outside. Safe travels!
Thanks for asking! I'm sorry, another guest arrives that afternoon and our cleaner needs the full morning, so checkout stays at 10 a.m. If you'd like a last breakfast before you head off, the café two blocks away opens early.
When the day slips
A late guest, a messy stay or a cleaner running behind will happen. Decide in advance who you call, how late check-in can move, and what you offer the incoming guest. If your cleaner doesn't arrive at all, follow the no-show plan. If the same turnover keeps slipping, change the times or the settings rather than asking your cleaner to go faster.
Set up the first four steps once; repeat the rest for each same-day turnover.
- 1Measure your cleaning window and your real clean time. Checkout to check-in, minus a buffer. Time a few turnovers.
- 2Keep one or two complete spare linen and towel sets per bed at the home.
- 3Set check-in and checkout times, preparation time and the same-day cutoff on Airbnb.
- 4Add short checkout instructions and agree a same-day rate with your cleaner.
- 5The day before, confirm the cleaner's start time and send the checkout reminder.
- 6Decline late checkout and early check-in unless the timing really allows it.
- 7Start the clean as soon as the guest has left. Photograph damage first, then follow the checklist order.
- 8Wait for the cleaner's done message and photos before sending check-in details.
- 9Wash the used linens after the guest is in and return them to spare stock.
- 10Review any turnover that ran late and adjust times, settings or staffing.
